Speaker 1: Hey guys. Today we are in Grant Park, actually not too far from where I grew up. This person called us because they know that we buy houses fast for cash, in two weeks. What we’re doing right now is we’re kind of going through the property. She’s having a lot of issues with family members.
So her son was the property manager on this property. It is a rental, but he doesn’t want to come and let us in. We’re trying to go meet up with him to get the keys for her, to try to help the seller out a little bit. A lot, a lot of family issues with this house here. It’s between a couple of family members, and we told her we’re going to try to kind of get everybody together, and figure out the best plan of action.
This one, we’re going to kind of advise her where it would be best to take an offer from someone like ourselves, or if it would be better to do kind of a retail listing. We did find a few issues that went into the crawl space. I’m going to point them out to the seller, but they’re having a difficult time renting this property.
It’s a cool little area. I mean, you can tell it’s Grant Park but there’s still some kind of abandoned houses. And there’s a lot of work going on around here, but it’s going to take a little bit while for the area to get gentrified and all that.
Let’s see if we can see a couple of little issues here. All right, here’s the things we’re going to point out to the seller. We’ve got some cast iron plumbing. Still this is going to be for the drain lines. We got a leak. You can see that’s wet, but then we actually got a leak in the subfloor right above here. Looks like that’s right underneath the tub, one of the bathrooms there. Everything else, water heater has got the thermal wrap around it. It looks like new duct work. Foundation, so far looks pretty good.
Okay, so actually we are digging this house. It is pretty cool. And it’s just kind of a cool area. This is kind of like a little private street here, which is nice. She does have a newer HVAC system. We could tell that. This has all got to go. This is kind of original siding here. Looks like the other side of the house was done. Got a few little foundation cracks that have been repaired over the years, maybe one a little bit more serious there.
But overall, not in bad shape, though we can’t get inside. There’s some soffit damage. I can tell this siding’s been replaced, [inaudible 00:02:14] it’s gotten sun damage. Most of the windows are kind of older, and that soffit up there is damaged. You could tell, a little bit.
But we’ll take a look at it. It’s got a cute little backyard. This is actually a big backyard for this area in Grant Park.
